About Leslieville and Riverside

Riverside runs east from the Don along Queen Street East around Broadview Avenue; Leslieville continues east toward Coxwell, with Carlaw, Logan and Jones running north to Dundas and Gerrard. Jimmie Simpson Park and Recreation Centre anchors Riverside, Leslie Grove Park sits mid-Leslieville, and Ashbridges Bay is at the south-east corner past Lake Shore Boulevard East.
Resale, pre-construction and assignments across a mix of Victorian semis, warehouse loft conversions along Carlaw, and newer midrise on Queen. Assignments are one of the three; the area's loft stock is where careful comparable selection matters most, because no two conversions are alike.
Construction now, station later
Metrolinx now guides the Ontario Line to the early 2030s, having originally targeted 2027, and tunnelling began in April 2026. For anyone buying within a few blocks of Leslieville or Gerrard station, that means years of active construction. An investor with a long hold may reasonably weigh that differently from a family buying a house to live in this year, and the price you should pay differs accordingly. We will not pretend the station is imminent.
What the market looks like here
In an area where the low-rise market is strong and the condominium market is soft, the two sides of a move-up decision are moving in opposite directions — which is precisely the calculation worth doing before listing.
What's active here
Ontario Line station areas at Leslieville and Gerrard — Under construction. Station construction along the corridor is the defining local condition for the next several years given the early-2030s guidance. It is disruptive now and an amenity later, and those two facts land on different buyers.
Carlaw and Queen East loft conversions — Registered. Former industrial buildings converted from the late 1990s onward. Character stock with irregular plans, so comparables have to be selected on features rather than on square footage. Reserve fund health matters more than usual in converted buildings.
East Harbour — Planned, phased. The large mixed-use district immediately west across the Don, planned around a major transit interchange. No confirmed delivery dates for the residential phases — treat any pitch built on them accordingly.
