Line 4 Sheppard at Bayview and Bessarion, connecting west to Line 1 at Sheppard–Yonge. Oriole GO on the Richmond Hill line is adjacent, though that line runs limited peak-direction service.
Typical deposit
Master-planned phases have generally asked 5% early building to 15% or 20% before occupancy, sometimes on extended schedules across a long build-out. Resale takes the standard 5%.
Price context
Station-adjacent phases price differently from the low-rise streets west of Bayview. Compare within the same community and phase. Confirm current figures before relying on them.

Bessarion, Bayview and Sheppard, Oriole

Bayview Village sits at Bayview Avenue and Sheppard Avenue East, around Bayview Village Shopping Centre and Bessarion station, with the East Don parkland to the east and Leslie Street beyond it. The area combines a long-running master-planned community near the station with established low-rise streets west toward Bayview.

Resale, pre-construction and assignments. The master-planned phases here give something most areas lack — registered earlier phases on the same site — which makes pricing an assignment or a resale unit unusually testable.

Phased delivery is the local variable

A community delivered over many phases produces a predictable pattern: each phase reaching occupancy adds assignment sellers, early resale sellers and unsold developer inventory to the same small market at the same time. Knowing which phase you are in, and when the next one completes, matters more here than any neighbourhood-level statistic.

The GO caveat

Oriole station sits on the Richmond Hill GO line, which runs limited peak-direction service because of constraints through the Don Valley. It is not a substitute for the subway in daily practice, and anyone buying on the strength of it should test the trip they will actually make.

District code pending

The former North York amalgamated into Toronto in 1998, and TRREB reports this area within a district that has not yet been confirmed for this page. No figures are shown until it is.

What's active here

Bayview and Sheppard master-planned community — Multi-phase, later phases newer. Built out over many phases beside Bessarion station. Registered earlier phases give closed comparables on the same site, which is rare and directly useful when pricing a later-phase assignment.

Bayview Village low-rise — Freehold. Established detached streets west of Bayview, priced on lot, frontage and condition rather than per square foot.

Assignment supply — Phase-dependent. Supply arrives in waves as each phase approaches occupancy. If your hold period ends inside one of those windows you are competing with the developer's remaining inventory as well as other assignments.
