Figures cover TRREB E08, Guildwood community, all home types only. Guildwood housing market sits within this area.
E08 also covers Cliffcrest, Eglinton East and Scarborough Village, so the figures are considerably wider than Guildwood Village itself.

TRREB Market Watch · All home types · 2026-06 · released 2026-07-02
Mos inv and SNLR are TRREB's published 12-month moving averages, not single-month ratios. They and Avg. PDOM appear only on the All Home Types table. Y/Y and M/M compare published monthly averages for this district.
Statistics are provided by the Toronto Regional Real Estate Board. Not an appraisal. Figures reflect completed MLS transactions in the areas noted.

About Guildwood

Reviewed July 27, 2026

Figures shown
All home types — the panel above defaults to this segment for Guildwood because its housing stock is freehold dominant. The write-up below describes the neighbourhood as a whole, not one segment of it.
District
North
Transit
Guildwood GO on the Lakeshore East line with frequent two-way service, which is the practical commuting advantage here and exists today; the 116 Morningside and 905 Eglinton East Express buses to Line 2 at Kennedy. Bus rapid transit on Eglinton East is planned; no opening date is confirmed.
Typical deposit
Resale purchases take the standard 5% deposit on acceptance.
Price context
A low-rise market priced on lot, frontage, ravine backing and condition. Guildwood's planned street layout means lots vary more than the uniform grid elsewhere in Scarborough, so comparables need care.
Also known as
Guildwood Village, Guild Park, Scarborough Village

Guildwood Village sits south of Kingston Road around Guildwood Parkway and Livingston Road, with Guild Park and Gardens on the bluff edge and Guildwood GO on the Lakeshore East line at its centre. It is a planned post-war community of detached houses on curved streets, bounded by the Highland Creek ravine to the east.

Resale first — this is a house market with very little apartment stock and almost no new construction. Pre-construction and assignments are handled for clients elsewhere in the east end rather than here.

GO is the transit story

Guildwood GO runs frequent two-way service on the Lakeshore East line, which is the reason a good share of buyers look here at all. It exists today. The planned Eglinton East bus rapid transit has no confirmed opening date and should be treated as an unpriced possibility rather than a scheduled improvement.

A house market, read as one

The district figures on this page cover E08 as a whole and the community figures cover all property types. In a village of detached houses, the all-types community average is close to a house price and says very little about the small amount of apartment stock in the district. The property-type toggle above is the way to separate them.

What's active here

Kingston Road frontage — Occasional approvals. Any new density here sits on the arterial rather than inside the village. Small buildings, and the assignment pool with them.

Guildwood Village low-rise — Freehold. Detached houses on the curved streets south of Kingston Road, many original to the 1950s and 1960s build-out. Roof, wiring, and ravine-lot drainage are the real variables.

Guild Park lands — Public parkland. The Guild Park and Gardens site is the amenity that distinguishes this pocket, and it is protected parkland rather than a development site.

Community context, 2026 Q1, all home types

E08

Mostly freehold sales — limited signal for condominium values. All property types, so not comparable with the condo figures above. In areas with significant freehold stock this will run well above condo values. The panel above is showing a single property type. These community figures cover every property type, so the gap between them is wider than usual — do not read one as a check on the other.

Tell us the number you can put down, and when.

That one answer decides most of the rest — which releases you can act on, whether a 20 per cent extended schedule is workable, and whether an assignment with deposits already paid is the cheaper way in.

If you already hold a contract and are thinking about selling it, send the project name and your firm date. We will tell you what your agreement permits before quoting a price.
