Figures cover TRREB E06, Birchcliffe-Cliffside community, all home types only. Birch Cliff and the Bluffs housing market sits within this area.
The figures cover E06, the western Bluffs. The escarpment continues east into E08 as Cliffcrest, which the Guildwood page's district covers and this one does not.

TRREB Market Watch · All home types · 2026-06 · released 2026-07-02
Mos inv and SNLR are TRREB's published 12-month moving averages, not single-month ratios. They and Avg. PDOM appear only on the All Home Types table. Y/Y and M/M compare published monthly averages for this district.
Statistics are provided by the Toronto Regional Real Estate Board. Not an appraisal. Figures reflect completed MLS transactions in the areas noted.

About Birch Cliff and the Bluffs

Reviewed July 27, 2026

Figures shown
All home types — the panel above defaults to this segment for Birch Cliff and the Bluffs because its housing stock is freehold dominant. The write-up below describes the neighbourhood as a whole, not one segment of it.
District
North
Transit
Line 2 at Warden and Victoria Park; the 12 Kingston Rd and 20 Cliffside buses along the corridor; Danforth GO on the Lakeshore East line to the west. No new rapid transit is under construction here.
Typical deposit
Resale purchases take the standard 5% deposit on acceptance. The limited midrise on Kingston Road has followed ordinary schedules.
Price context
A low-rise market where lot, frontage, and whether the property has a lake view or a ravine lot drive price far more than price per square foot. Do not price Birch Cliff houses against Town Centre apartments.
Also known as
Birchcliffe-Cliffside, Cliffside, Scarborough Bluffs

Birch Cliff runs along Kingston Road between Victoria Park and Birchmount, with the Scarborough Bluffs dropping to the lake below it and Bluffer's Park at the foot of Brimley. Rosetta McClain Gardens sits on the escarpment edge and the Birch Cliff Heights streets climb north toward Danforth Avenue. It is almost entirely houses.

Resale first, because that is what this area is: detached and semi-detached houses, many of them post-war bungalows now being rebuilt. Pre-construction and assignments exist here only on the Kingston Road frontage.

Read the right comparable

The community figure TRREB publishes here covers all property types, and in a neighbourhood of houses that makes it a house number — it sits far above the district’s condominium benchmark. Both appear on this page and they answer different questions. Use the benchmark for what a comparable unit is worth and the community figure for what houses have been trading at.

What we check

Inspection, permits matching what is standing, and grading. On anything close to the escarpment, the slope stability record and any Toronto and Region Conservation Authority constraint on the property, which affects both insurance and what can be built.

What's active here

Kingston Road midrise — Occasional approvals. New supply is limited to small buildings on the arterial. Anyone marketing significant new density in Birch Cliff proper should be asked to show the approval.

Birch Cliff low-rise — Freehold. Bungalows and two-storey houses on the streets between Kingston Road and the escarpment. Age of roof, foundation, and slope stability near the Bluffs edge are the real variables.

Assignment supply — Minimal. There is no meaningful investor-held pre-construction pool here, so assignment activity is negligible. We say so rather than manufacture inventory to talk about.

Community context, 2026 Q1, all home types

E06

Mostly freehold sales — limited signal for condominium values. All property types, so not comparable with the condo figures above. In areas with significant freehold stock this will run well above condo values. The panel above is showing a single property type. These community figures cover every property type, so the gap between them is wider than usual — do not read one as a check on the other.

Tell us the number you can put down, and when.

That one answer decides most of the rest — which releases you can act on, whether a 20 per cent extended schedule is workable, and whether an assignment with deposits already paid is the cheaper way in.

If you already hold a contract and are thinking about selling it, send the project name and your firm date. We will tell you what your agreement permits before quoting a price.
