504 King and 505 Dundas streetcars at the north end, 501 Queen at the south; Line 2 at Dundas West and Lansdowne; Bloor GO and UP Express at the Dundas West node. No new rapid transit is under construction here.
Typical deposit
Resale purchases take the standard 5% deposit on acceptance. Limited pre-construction has followed ordinary midrise schedules of 5% early to 15% before occupancy.
Price context
A low-rise market where frontage, legal use and proximity to High Park drive price. Multiplex conversions need their income and legal status verified before any valuation means anything. Confirm current figures before relying on them.

Roncy, High Park, Parkdale

Roncesvalles Avenue runs from Bloor Street West south to Queen Street West and The Queensway, with Parkside Drive along the east edge of High Park and Lansdowne to the east. High Park is the defining amenity, Sunnyside Beach and the Sunnyside Pavilion sit below the Gardiner at the lake, the Revue Cinema is mid-strip, and St Joseph's Health Centre anchors the south end on The Queensway.

Mostly resale — Victorian and Edwardian houses, duplex and triplex conversions, and small condominium buildings, with limited new supply. Assignments remain our third of our three services, handled here where they exist, which is chiefly in the newer buildings toward Queen and The Queensway.

Verify the use before the value

A large share of Roncesvalles stock has been divided into units at some point in the last century. Whether that division is legal, legal non-conforming, or simply unpermitted changes financing, insurance and what you can do with the property. We establish that first — a rent roll with no retrofit status letter and no permits behind it is a claim, not an asset.

Where the condominium correction matters

Selling a house in this area into a strong low-rise market and buying a condominium in a soft one is currently a favourable trade, and the order of operations determines how much of that advantage survives. We model both legs before either is listed.

What's active here

Queen West and Queensway infill — Approvals and occasional construction. What new condominium supply exists sits at the southern end near Queen and The Queensway rather than on Roncesvalles itself. Small buildings, so unit counts and assignment pools are both small.

Roncesvalles low-rise — Freehold. Semis and detached houses on the streets either side of the avenue, plus a significant stock of legal and not-so-legal multiplex conversions. Which one you are buying is the single most important question on the file.

Assignment supply — Minimal. Little investor-held pre-construction here. Clients wanting assignment exposure on the west side generally end up looking at Humber Bay Shores or the Junction Triangle instead, and we will say so.
