Sales up, listings down, prices still soft
Two things moved in opposite directions in June 2026. Sales across the GTA rose almost ten per cent against June 2025 while new listings fell almost thirteen, and condominium inventory in the City of Toronto is a fifth lower than a year ago. Prices have not yet responded.

- More competition than three months ago and less to choose from. Have financing arranged and the status certificate ordered before you view, and price from closed sales in the building rather than from the benchmark.
- Selling
- Fewer competing listings than last June, but the benchmark has not turned. Price against what closed in your building in the last sixty days, not against what is currently asking.
- Renting
- Nothing in the figures on this page speaks to rents. We parse TRREB resale releases, which do not report rental data, so treat any rental number you see quoted from them with suspicion.
- Holding
- Falling inventory against rising sales is the condition that precedes a turn, not evidence of one. The benchmark is what would confirm it, and it has not moved yet.
