Services 007Realty

What we do, and how each one runs.

Every service has its own page setting out the sequence, the documents involved and the deadlines that carry a penalty. They are different transactions and they are written as such.

01 Residential

Homes and condominiums across the Greater Toronto Area. Current market figures by district are published on this site and are the same ones we use when advising you.

01

Buying

Resale purchases, priced from closed comparables and the district benchmark, with the status certificate read before the offer where the market allows it.

02

Selling

Listing and sale, priced against closed evidence and live competition, with preparation costed against what it actually returns.

03

Leasing

Residential rentals for tenants and for landlords, run inside what the Residential Tenancies Act permits — including what may be asked for as a deposit.

04

Pre-construction

Buying from the floor plan, where the agreement matters more than the unit and is negotiable for ten days.

05

Assignments

Selling or buying a pre-construction contract before the building registers — starting with what your agreement actually permits.

02 Commercial

Office, retail, industrial and mixed-use. The market data published elsewhere on this site is residential and does not cover commercial property; evidence here is assembled per asset.

01

Commercial sales

Buying and selling income property, underwritten from the leases in place rather than from a price per square foot.

02

Commercial leasing

Office, retail and industrial space, compared on gross occupancy cost — and negotiated on the clauses rather than the rate.

03 Other

01

Education

A one-session walkthrough of buying pre-construction in Ontario, from budget to interim occupancy. No product is sold in it.

05 Get in touch

Tell us the number you can put down, and when.

That one answer decides most of the rest — which releases you can act on, whether a 20 per cent extended schedule is workable, and whether an assignment with deposits already paid is the cheaper way in.

If you already hold a contract and are thinking about selling it, send the project name and your firm date. We will tell you what your agreement permits before quoting a price.
