Developer information, as at March 2023Specifications and unit counts below are the developer's as published when we wrote this page, more than three years ago. The completion date given at the time was Spring 2027; treat it as the date then stated rather than the date now expected, and confirm the current schedule against the statement of critical dates. Ask us where the project stands.
8 Elm sits on Elm Street, a quiet residential-feeling block a short walk west of Yonge and north of Dundas — an unusual address for a tower this size. The project preserves the James Fleming heritage building at its base, which is what gives the podium its frontage.

Location
The walkability here is real rather than a marketing line. Dundas station is a short walk, the Dundas streetcar is at the corner, and Toronto Metropolitan University is effectively across the street. The Eaton Centre, Yonge-Dundas Square and the Art Gallery of Ontario are all within a few minutes on foot, as are several of the downtown hospitals and the financial district a little further south.
That mix — university, hospitals, offices — is what has historically underpinned rental demand in this pocket, and it is the reason a large proportion of the small suites in buildings around here are investor-held. Worth knowing either way: it shapes both the rental market you would be competing in and the resale market you would eventually sell into.
Amenities as marketed
The 2023 package included a sundeck lounge, fitness centre with a yoga studio, spa with treatment rooms and a steam room, an entertainment lounge, a landscaped outdoor terrace, a sky lounge, twenty-four-hour concierge, a pet spa and bike storage. Amenity programmes are frequently revised between launch and registration — confirm against the current disclosure statement.
The district
8 Elm is in TRREB district C01. Our King West page reports that district — a different neighbourhood under the same TRREB geography, so the benchmark, sales and days-on-market there are the right figures for this address. All of our Toronto districts are listed on the Toronto page.
Buying or selling here
If you hold a contract in this building and are considering selling before occupancy, assignment sales sets out what has to happen and in what order — starting with what your agreement permits. If you are buying, the nine-step guide covers the process and the ten-day window covers what to do inside it.
