101 Spadina sits at Spadina Avenue and Adelaide Street West, in the stretch of King West that runs into the Fashion and Entertainment Districts. Devron's approach on it is stone construction and Art Deco-referencing architecture, which is a deliberate contrast to the glass towers around it.

Building and suites
The mechanical specification was the more interesting part of this project's marketing: geothermal heating and cooling, high-efficiency heat pumps with integrated energy recovery ventilators tied into the geothermal loop, and individual metering per suite. That combination is aimed at holding maintenance fees down over the life of the building rather than at the launch price, which is worth weighing if you are buying to hold.
Suites were marketed with nine-foot ceilings as a starting point, Juliet balconies or terraces, custom cabinetry, quartz counters, panelled appliances and leak detection sensors throughout. Building services included twenty-four-hour concierge and four elevators against 237 units — a better ratio than most towers of this height, and one of the few specifications that is genuinely comparable between projects.
